New professional and medical centre development planned in northern Toronto
Located within steps of the new Finch West Station transit hub, a medical and professional centre has begun development in the resurging Downsview Corridor in northern Toronto.
University Heights, being built 200 metres from the corner of Finch Avenue West and Keele Street, is being constructed with professional and medical occupancy in mind for this uniquely specialized building project.
With the Finch West TTC subway and LRT station planned for completion in 2016 and 2020, the Downsview Corridor will soon be a highly trafficked medical and professional hotbed. The contemporary and distinguished design of University Heights is playing into the revitalization of the Finch West neighborhood.
“We like to think that a big idea like University Heights is helping to lead regeneration in the Downsview Corridor,” says Paolo Abate of University Heights Professional and Medical Centre. “The value for tenants of University Heights is that it’s situated in close proximity to the Yorkdale Shopping Centre, Downsview Park, York University and four hospitals, including the new Humber River Regional Hospital. We selected the location because as a medical centre, we wanted our occupants to be as close as possible to the surrounding hospitals and mass transportation options available now and in the future.”
Upon completion, the new nearby Humber River Regional Hospital will be Canada’s first digital hospital and the largest hospital in Canada. With three Toronto courthouses also in close proximity, University Heights is centred in the middle of where medical and professional offices will want to be.
The eight-storey, 165,000-square-foot University Heights is currently in development with an expected opening in the summer of 2016. The new centre will contain retail space on its lower level with professional and medical offices on the upper levels.
The building will feature an open and sun-lit commercial concourse dedicated to restaurant and retail tenants with ample space for seating and strolling. Street-level entrances to all commercial units provide commercial frontage on the well-traveled Finch Avenue West.
Built to Toronto Green Standard Tier 2 qualifications using high-reflecting materials, energy efficient controls, and low impact mechanical fixtures, it will also contain a 7,100-square-foot professionally landscaped green roof accessible by tenants and the public.
Everything that goes into the construction of University Heights is being done to help serve the long-term needs of its tenants, patrons and neighborhood.
Says Abate, “Part of what makes this location appealing to medical and professional organizations is the long–term plans for the neighborhood. With the new Finch West TTC subway and LRT station, each scheduled for completion in the next few years, the area is already beginning to experience a tremendous amount of growth and commuter traffic, which is ideal for our potential tenants.”
University Heights will contain 89 customizable, divisible and expandable office units of 550 to more than 2,500 square feet.
