This 4,110-sq.-ft. Passive Premium-certified residence with triple-glazed windows and an airtight envelope perches on slanting Pick-up sticks, creating shaded outdoor areas including a lap pool and sunken outdoor kitchen. On the piano nobile, the kitchen, dining and living areas present as a single open sequence oriented toward panoramic views of Mount Currie through full-height glazing. Oak hardwood runs across the floor plane without interruption at thresholds. Appliances disappear behind integrated panels and bi-fold doors that conceal the main working area. Lighting throughout relies primarily on linear strip systems in coves, under cabinetry and within millwork reveals. Floor-to-ceiling oak millwork conceals the primary bedroom. Wet areas are clad in large-format black tile with 1/16-in. grout joints and mitered external corners, eliminating trim profiles and maintaining the planarity of the wall surface.
